How the estimate is built
Contractors price recurring cleaning from labor hours, because labor is most of the cost. The calculator does the same: it estimates the hours a visit takes, prices each hour from the local janitor wage, and adds supplies, overhead and profit. Here is the default example, a 10,000 sq ft office cleaned 5 nights a week at the national median wage.

- Restroom fixtures. 3 minutes per toilet, urinal or sink, per visit.
- Setup. 15 minutes per visit for sign-in, cart setup, the trash run and lock-up; at least 1 hour per visit in total.
- Floors. Mostly carpet cleans 10% faster than a mix; mostly hard floor 12% slower (mopping instead of vacuuming).
- Frequency. Each visit takes 25% longer at once a week, 12% at twice and 5% at three times, because more dirt builds up between visits.
- Building size. A building ten times larger cleans 15% faster per square foot, from 0.9x for small sites to 1.2x for very large ones.
- Crew speed. Low estimate: crew 15% faster than the rates above. High: 15% slower.
- Wage. Median janitor wage for the metro, from BLS Occupational Employment and Wage Statistics, May 2025, Janitors and Cleaners (SOC 37-2011).
- Labor costs on top of wages. 25% for payroll taxes, workers' comp, liability insurance and paid time off, plus 10% of hours for supervision and inspections.
- Supplies, overhead, profit. Shares of the price: supplies 4%–7%, overhead 10%–18%, profit 6%–15%. The low estimate uses the lean end of each.

Commercial cleaning cost questions
How do you calculate a commercial cleaning rate?
Work out the cleaning hours per visit from the square footage and a production rate for the facility type (about 4,500 sq ft an hour for an office), add 3 minutes per restroom fixture, and multiply by visits per month. Price each hour at the local janitor wage plus about 25% for payroll taxes, workers' comp and insurance and 10% for supervision, then divide by the share of the price that labor makes up (roughly 60–80%) to cover supplies, overhead and profit. In the US that works out to $30–$41 per cleaning hour.
How much does commercial cleaning cost per square foot?
For a 10,000 sq ft office in the US, about $0.16–$0.28 per square foot a month when it's cleaned 5 nights a week, and $0.10–$0.17 at 3 times a week. Per visit, that is about $0.008–$0.013 per square foot. Medical offices, gyms and schools cost more per square foot; warehouses cost much less.
What does it cost to clean a 10,000 sq ft warehouse?
Routine cleaning of a 10,000 sq ft warehouse in the US runs about $205–$350 a month once a week, or $870–$1,460 at 5 nights a week. Open floor is quick to sweep or scrub by machine, so offices, break rooms and restrooms take most of the time. Scrubbing the whole floor or degreasing is usually quoted separately.
How long does it take to clean a 2,000 sq ft office?
About 30 minutes of routine cleaning, including a couple of restroom fixtures, for one experienced cleaner. Most contractors bill a minimum visit of about an hour, so a 2,000 sq ft office cleaned twice a week typically costs $265–$350 a month in the US.
How much should 2 hours of commercial cleaning cost?
At $30–$41 per cleaning hour in the US, two hours cost about $61–$81. One-time or emergency visits are often priced higher than recurring service.
Is it cheaper to clean 3 times a week instead of 5?
Yes, about 38% cheaper rather than the 40% you'd expect from two fewer visits. For a 10,000 sq ft office in the US, 3 visits a week cost $1,020–$1,740 a month against $1,640–$2,780 for 5, because each visit takes a little longer when more dirt builds up between visits.
Why do quotes for the same building differ so much?
Contractors count different work: one quote may include restroom paper, floor care or a day porter and another may not. They also pay different wages, carry different insurance and aim for different margins. Compare quotes on the same written scope and frequency, and divide each by your square footage: a price far below the range above usually means less time on site.
What is usually not included in a cleaning price?
Recurring prices normally cover trash, restrooms, vacuuming, mopping, dusting and break rooms. Restroom paper and soap, carpet extraction, floor stripping and waxing, window washing, post-construction cleanup and day porters are usually billed separately. Ask for these as separate line items so you can compare quotes.
